James took up a lease of 144 acres for an annual rental of 18 shillings per annum. Two nearby leases were taken up by his nephew, William Herbert Gregory, son of his brother William. While William Herbert Gregory managed to prosper on his block and remained there until his death, James was not so fortunate.

The tone of an undated letter from Mary to her son, Ernest, suggests that she did not enjoy life on the land:

"I wish I was in the town again this is getting more deadly every day there is not a possible chance of getting away from here tell Ada Dad has not made a start to get the money to go away with... PS the little pup is about dead it [??] all night it will be dead by day."

James' granddaughter, Elsie, recalled that James worked on building the Methodist Church at Catherine Hill Bay.
